Commercial floor restoration

Make Commercial Floors Look New Without Replacing Them

Most worn commercial floors do not need to be replaced. Deep cleaning and refinishing can bring tile, grout, VCT and commercial carpet back to a clean, even look for far less disruption than a tear-out. Duval Floor Care restores floors for offices, clinics, churches, schools and retail spaces across Jacksonville and Gainesville. We take pride in the work and in our community, and we aim for quality cleaning and lasting results.

What restoration can fix

  • Tile and grout: dark, stained or uneven grout and dull tile. Deep cleaning lifts the buildup, and sealing helps the grout stay cleaner longer.
  • VCT: scuffed, yellowed or patchy finish. A full strip and wax removes the old finish and rebuilds fresh protective coats, and a scrub and recoat refreshes finish that is still in good shape.
  • Commercial carpet: traffic lanes, spots and dull color. Hot water extraction pulls out embedded soil so the carpet looks and feels cleaner.
  • Hard floors: dull, worn surfaces that respond to deep cleaning and refinishing.

When replacement makes more sense

We are clear about this. Cracked or loose tile, VCT that is lifting or broken, and carpet that is torn, delaminated or worn through to the backing are signs that cleaning alone will not get you the result you want. We will tell you plainly during the walkthrough.

Why restore first

  • Less downtime. Restoration is usually done in a single visit or over an evening or weekend, so your space stays open.
  • Lower cost than a tear-out and reinstall.
  • Less waste going to the landfill.

Restoration, floor type by floor type

“Restore the floors” means something different for every surface in a building. Here is what the work actually involves for each one, so you can picture the result before we walk the space.

Tile and grout

In lobbies, break rooms, and restrooms, most of the “old” look on tile is soil packed into the grout lines and a dull film on the tile face. Specialty tile and grout cleaning lifts that buildup, and sealing the grout afterward helps it resist the next round of spills and mop water. Restrooms get extra attention; see our commercial restroom tile and grout guide. We are clear about limits: deep-set stains in porous grout may lighten rather than disappear, and we will say so before you approve the work.

VCT (vinyl composition tile)

Hallways, classrooms, and back-of-house corridors usually run on VCT. When the finish is scuffed, yellowed, or patchy, a full strip and wax removes the old finish down to the tile and rebuilds fresh protective coats. If the finish is worn but still sound, a scrub and recoat can refresh it with less downtime. Which one you need, and how often, is covered in strip and wax vs scrub and recoat.

Commercial carpet

Gray traffic lanes, spotting, and flattened pile at entries are the usual complaints. Restorative hot water extraction with our Everest 870 HP truckmount pulls embedded soil out of the carpet, and periodic Cimex VLM (very low moisture) cleans keep it looking consistent between deep cleans. The difference between the two methods is laid out in VLM vs hot water extraction. Eco-friendly chemicals are standard, with fragrance-free and allergy-conscious options on request.

How a restoration walkthrough works

A free walkthrough is where the real answer comes from. Photos help us get a first read, but seeing the floor in person tells us far more about what restoration can do.

  • Every floor type and area. We note which zones are tile, VCT, or carpet and how much of each, so the quote matches the building.
  • Traffic patterns. Entries, elevator lobbies, and main hallways usually need more work than private offices. Knowing where people walk shapes both the restoration and the maintenance plan after it.
  • Damage vs dirt. We separate what cleaning and refinishing can fix from what is truly damaged, such as cracked tile, lifting VCT, or carpet worn through to the backing.
  • Access and timing. When the building is empty, where we can park and stage equipment, and which areas have to stay open.

After the walkthrough you get a written quote broken out by area, so you can approve all of it or start with the spaces that matter most. More on the process: how floor care estimates work.

Planning restoration in an occupied building

Most of our commercial clients cannot close for a week, and they should not have to. Restoration can be phased so the building keeps running:

  • Work after hours. Evenings and weekends let us restore lobbies, hallways, and suites while they are empty. See after-hours VCT work.
  • Phase by zone. We can finish one wing, floor, or suite at a time so people always have a clean, usable route through the building.
  • Plan for dry and cure time. Carpet needs time to dry and fresh VCT finish needs time to cure, so we schedule around when each area will be walked on again.
  • Start where people look first. If the budget is staged, entries, lobbies, and restrooms usually make the biggest difference to how a building feels.

Keeping restored floors looking restored

Restoration resets the floor; maintenance is what keeps it there. Without a plan, traffic lanes and dull finish come right back. A simple maintenance rhythm keeps the result going and pushes replacement further out:

Who we restore floors for

Offices and office parks, churches, schools, medical and dental offices, retail spaces, and property-managed common areas. Many buildings have all three floor types under one roof, and we can restore tile, VCT, and carpet on the same visit with one point of contact.

Commercial floor restoration FAQ

Can old commercial floors really look new again?

Often, yes. Tile, grout, VCT and commercial carpet that look worn usually have built-up soil or tired finish, not permanent damage. Deep cleaning and refinishing can bring back a clean, even look. We will tell you plainly what to expect after we see the floor.

Is restoring cheaper than replacing?

In most cases it costs far less than tearing out and reinstalling flooring, and it avoids the downtime of a remodel. We give you a written quote after a free walkthrough or photos so you can compare.

How do I know if my floor needs replacing instead?

Cracked or loose tile, broken or lifting VCT, and carpet worn through to the backing usually need replacement. Staining, dull finish, dark grout and traffic lanes usually respond well to restoration.

Can you work around our business hours?

We plan restoration around your schedule so offices, clinics, churches, schools and shops in Jacksonville and Gainesville can stay open.

Can you restore floors in several buildings or suites on one plan?

Yes. We can walk a whole campus or portfolio, quote each building or suite separately, and phase the work so each site stays open. See our office park and multi-building campus guide.

How do we keep floors looking restored afterward?

A simple maintenance plan: VLM maintenance cleans for carpet, scrub and recoat for VCT, and regular resealing for grout. We can set that rhythm with you after the restoration. Read carpet maintenance programs.

Which floors do you restore?

Tile and grout, VCT, commercial carpet and other hard floors. We can handle several floor types in the same building in one visit.
