- A restorative reset first, then decide: heavy soil that has been building for years, spots that keep wicking back, and areas where nobody remembers the last deep clean
- Replacement is probably right: thinning or missing pile with backing showing, seams that have opened, ripples or buckling, delamination, carpet tiles that curl or will not lie flat, and permanent damage such as bleach, burns, or dye stains across a large area

Can cleaning really delay commercial carpet replacement?
Often, yes. Much of the carpet that gets pulled early is still structurally sound; it looks worn because soil is packed into traffic lanes and wicking spots keep coming back. How do I know if our carpet is worn out or just dirty?
Dirty carpet usually shows even graying, dark traffic lanes, and spots that respond at least partly to cleaning. Worn-out carpet shows thinning or missing pile, exposed backing, seams opening, buckling or ripples, or carpet tiles that curl and will not lie flat. A walkthrough, sometimes with a small test area, sorts one from the other.
Is it worth cleaning carpet we plan to replace in a year or two?
Usually, if tenants, employees, or visitors will be walking on it for a year or two. A restorative clean keeps the space presentable, and a regular plan can stretch that timeline further. If replacement is only weeks away, we will say so rather than sell a visit you do not need.
Should we replace individual carpet tiles or the whole floor?
If damage is limited to a few tiles, such as a bleach spot, a burn, or a permanent dye stain, swapping those tiles is usually the better call.
