Why an office park is not just a bigger office
A single office suite is one floor plan and one tenant. An office park or corporate campus is a dozen or more buildings, shared lobbies and elevator landings, conference centers, fitness rooms, and dozens of tenant companies, all reporting problems to one property manager who answers to an owner or asset manager. When carpet care is handled one building at a time, with whoever is available, the result is uneven: one lobby looks great while the next building's corridors go gray, and nobody can say when each building was last cleaned.
The fix is a campus-wide carpet maintenance plan: one standard, one rotation, one point of contact. It is not nightly janitorial (we do not bid that). Tier the carpet, then rotate the buildings
Not every square foot on a campus wears at the same speed. On the walkthrough we sort carpet into tiers so the budget goes where tenants and visitors actually walk:
- Tier 1: main lobbies, elevator landings, building entries, and shared corridors, where first impressions happen and soil enters
- Tier 2: conference centers, training rooms, fitness and amenity rooms, and break areas shared by several tenants
- Tier 3: tenant suites, private offices, and low-traffic floors, cleaned on request, at lease turnover, or on a longer cycle
Tier 1 areas usually run on a recurring Cimex VLM (very low moisture) cadence that dries fast enough for overnight work. Each building then gets Everest 870 HP truckmount hot-water extraction as a restorative reset on its own schedule, so you never shut down the whole campus at once. After hours, without surprising tenants
Campus work lives or dies on access. Before the first visit we confirm the details that trip up most vendors:
- Key, badge, or security-desk access for each building, plus alarm and lighting procedures
- Truck parking and hose routes for restorative cleans, building by building
- Elevator use, loading entries, and any floors with restricted access
- Tenant notice wording and timing, if you want suites notified ahead of time
- Which areas must be ready first in the morning (main lobbies, executive suites, conference rooms)

Planning carpet into next year's budget
Many property and asset managers set the next year's operating budget in the fall. Carpet is easy to under-plan: it only shows up as a line item after a tenant complains or an owner tours. A walkthrough before budgets lock gives you what you need to plan a real program for the new year:
- Carpeted square footage by building and by tier

Regular maintenance removes abrasive soil before it wears down fiber, which helps carpet last longer between replacements. That is the point of a plan: lasting results, not a one-night rescue before a big tour.
Vendor setup and one point of contact
Management companies need vendors who make onboarding easy. We regularly complete vendor setup, including a certificate of insurance, a W-9, and portal registration, so accounting and compliance have what they need up front. After that, you have one person to call about every building on the campus, and a short note after each visit on what was cleaned and anything that needs your attention, such as a leaking roof drain showing up as a carpet stain.
