Why turnover carpet shapes the first impression
When a new resident walks into a unit for the first time, the carpet is one of the first things they judge. Gray traffic lanes, a spot by the couch, or a lingering pet smell tells them the unit was rushed, and it can turn into a move-in complaint or a weaker review of the community. A thorough make-ready clean gives each unit a fresh start and helps the carpet last more leases before it has to be replaced.
Duval Floor Care handles in-unit turnover carpet with restorative hot-water extraction from our Everest 870 HP truckmount, which pulls out the soil a lease leaves behind. For lightly used units or tight windows, a low-moisture VLM clean with our Cimex machine dries faster. We use eco-friendly chemistry as standard, with fragrance-free and allergy-friendly options on request.
Where carpet fits in the make-ready sequence
- Walk the unit and note damage, stains, and odor so you can decide clean or replace early
- Repairs, paint, and appliance work first, since those trades bring dust and foot traffic
- Tile and grout in kitchens, baths, and entries, cleaned in the same visit as the carpet when you want both (see Gainesville tile and grout and Jacksonville tile and grout)
- Carpet cleaning near the end, with time to dry before the final walk
- Final inspection and move-in
Booking carpet last keeps it from picking up paint dust and work-boot soil after it has been cleaned.
Gainesville: the August student-housing rush
In Gainesville, leases near the University of Florida and Santa Fe College tend to end and begin at the same time, so many student-housing properties turn a large share of their units in a few weeks around late July and August. That squeezes carpet, tile, and paint into a short window. The properties that come through it best send their unit list and move-in dates early, so carpet can be scheduled building by building in the order units are needed. Leasing offices and clubhouses see their heaviest traffic during move-in too; our common-area carpet guide covers those spaces, and Gainesville commercial carpet cleaning covers recurring programs.
Jacksonville: steady turnovers across a big map
Jacksonville apartment communities usually turn units throughout the year, with busier stretches in summer when many families and service members relocate. Communities are spread from the Southside and Mandarin to Arlington, the Beaches, and Orange Park, so we plan routes to keep turnaround predictable for multi-property portfolios. See Jacksonville commercial carpet cleaning for recurring programs, and Jacksonville water extraction for when a vacant unit turns up with a leak.
Clean or replace: an honest call
Not every carpet is worth cleaning. If it is delaminating, badly rippled, burned, torn, or soaked through the pad with pet urine, cleaning will not pass the next inspection, and we will tell you on the walkthrough. When the carpet is sound, a restorative clean is usually the better use of the make-ready budget and keeps the unit on schedule. Our extraction vs DIY rental guide explains why rental machines rarely get vacated units where they need to be.

What we do not do
We do not take on general make-ready housekeeping such as wiping cabinets, cleaning appliances, or washing windows. We focus on the floors, plus upholstery and water extraction when you need them, so the carpet and tile are done right.

Quick FAQ
Should turnover carpet be cleaned or replaced?
Clean first when the carpet is structurally sound, meaning no delamination, ripples that cannot be stretched out, burns, or large tears. A restorative hot-water extraction often brings traffic lanes and spots back far enough for the next resident. When soil, wear, or pet damage has gone past what cleaning can fix, we tell you on the walkthrough so you can plan replacement instead of paying for a clean that will not pass the move-in inspection.
When should carpet cleaning happen in the make-ready sequence?
Last, or close to it. Paint, drywall patching, appliance swaps, and repairs all bring dust and foot traffic into the unit, so carpet goes after those trades are done and before the final walk and move-in. Tile and grout in kitchens and baths can be cleaned in the same visit. See our tile and grout cleaning page.
How long does turnover carpet take to dry?
Drying depends on the carpet, the pad, humidity, and whether the air conditioning is running. After a restorative truckmount clean, most units are ready for the next step well before move-in when the air is on and the unit stays closed up. Lightly soiled units can use a low-moisture VLM clean that dries faster. Ask us on the walkthrough which method fits your move-in dates; our VLM vs hot-water extraction guide explains the tradeoff.
Can you help with pet odor in a vacated unit?
Often, yes. Thorough extraction removes a lot of pet soil and odor. Urine that has soaked into the pad or subfloor may not fully reverse with cleaning alone, and we will say so before we start instead of promising more than the carpet can give. Our pet urine guide and pets and rental carpet guide cover what to expect.
Can you handle a large batch of units at once?
Yes, with planning. Gainesville student housing often turns most of a property around late July and August, and Jacksonville communities see busy summer move seasons. Send us the unit list and your move-in dates early, and we will map the order building by building so units are ready in the sequence you need them.
Do you serve apartment communities in both Gainesville and Jacksonville?
Yes. Gainesville and Jacksonville get the same priority and the same careful service, along with nearby communities like Newberry, Orange Park, Oakleaf, and the Beaches. See Gainesville commercial carpet cleaning and Jacksonville commercial carpet cleaning, or request a free walkthrough.
