San Marco tile carries a lot of history

San Marco is one of the places in Jacksonville where you can find tile from almost every era in a single walk around the block. Some of the older homes near the river still have original bathroom tile, while the house next door may have a kitchen remodeled a few years ago with large porcelain and a tight grout joint. Across the Southbank, condo towers add another mix: porcelain floors, glass-enclosed showers, and stone vanity areas in the units, with tiled lobbies and amenity rooms downstairs.

Each of those floors needs a slightly different approach, so we start every San Marco visit by looking at what is actually there. Our Jacksonville tile and grout cleaning process is the base; this page covers what we see most often in this neighborhood. For carpet, upholstery, VCT, and water extraction in the same area, see San Marco and Southbank floor cleaning.

Small hex and mosaic tile: more grout to bring back

Older baths often have small hex, penny-round, or square mosaic tile on the floor. Those patterns are beautiful, but they put far more grout in every square foot than a modern floor, and years of mopping push soap and soil deep into those narrow lines. The tile itself may be in great shape while the grout reads as one gray haze.

  • Gentle on the tile face. Older glazes and unglazed mosaic are cleaned with products matched to the surface, not the strongest thing on the truck.
  • Thorough in the joints. We agitate the grout lines and extract the loosened residue so it does not dry back into the floor.
  • Plain about condition. If grout is cracked, crumbling, or missing, we point it out before we start. Some floors are better served by a tile setter, and our clean or replace guide explains how we tell the difference.

Showers in older baths and Southbank condos

River humidity keeps bathrooms damp, and showers are where that shows first. In older homes it is usually tiled tub surrounds and wall tile with plenty of grout lines; in Southbank condos it is more often a walk-in shower with glass, a bench, and long joints at the floor and corners. Soap film and hard-water spots build on both. We clean walls and floors, rinse well, and let the shower dry fully before any sealing is discussed. More detail is on our Jacksonville shower tile cleaning page.

Evening out grout color after cleaning

After decades of different cleaners, patch jobs, and partial remodels, San Marco grout is not always one color even once it is clean. Some joints come up bright and others stay a shade darker. We let the grout dry, then walk you through the options:

  • Clear sealing keeps freshly cleaned grout looking the way it does now and slows how quickly spills soak in. See Jacksonville grout sealing.
  • A tinted grout color sealant gives every line one even color, which can make sense on a floor with mismatched patches. Our notes on grout color in Jacksonville homes cover when it fits.
  • Leaving it unsealed is sometimes the right call, for example on a floor that will be regrouted soon. Our resealing guide covers timing.

Marble, travertine, and other natural stone

Remodeled San Marco baths and Southbank condos often include marble vanity areas, travertine floors, or stone shower walls. Natural stone reacts to acidic cleaners that are perfectly safe on porcelain, so we identify the surface first and keep harsh acids off it. Stone floors, showers, and entries get their own process on our Jacksonville travertine and natural stone cleaning page.

Planning a San Marco visit

Southbank condos: elevators, loading rules, and quiet hours

High-rise and mid-rise buildings along the river each have their own rules for contractors. Let us know about elevator reservations, loading areas, parking, and any work-hour limits when you book, and we will plan equipment and hose routing around them. If your building manager needs a certificate of insurance before the visit, it is available on request.

Wood floors, thresholds, and older homes

Many San Marco homes have finished wood running right up to a tiled bath or kitchen. We protect thresholds, keep equipment off finished floors where we can, and control how much water reaches the edge of the tile. Neighbors across the river in Riverside and Avondale have similar homes, and their notes are on Riverside tile and grout.

Garage apartments, guest suites, and rentals

Garage apartments, duplex units, and condo rentals turn over on their own schedules. We clean the kitchen and bath tile after paint and repairs are finished and far enough ahead of move-in that floors are dry for the walk-through. Owners with more than one unit can line up several turns with us. Guide: rental turnover tile and grout cleaning.

What to expect

  1. Tell us about the rooms. A short list and a few photos of the floors and showers help us plan the time. Here is how our estimates work.
  2. Walk-through and test spot. We check tile type, grout condition, and any old sealer, then clean a small area so you can see the result before we do the room.
  3. Room-by-room cleaning. Agitation and extraction on every grout line, with extra time on kitchen lanes, bath floors, and shower corners.
  4. Sealing conversation. Once the grout is clean and dry, we talk through clear or color sealing, or leaving it as is.
  5. Care notes. Walk-on and shower-use timing, plus simple tips that keep the grout brighter longer: a pH-neutral cleaner, light product, and fresh rinse water. See professional cleaning versus household mopping.

Shops, salons, and offices around San Marco Square

Restaurants, boutiques, salons, and professional offices around San Marco Square and along the boulevard have tiled entries and restrooms that see a lot of feet. We clean those before opening or after closing so customers never walk through a wet floor. See Jacksonville commercial tile and grout cleaning for restrooms, lobbies, and kitchens.

Scope

We clean and seal tile, grout, and natural stone. We do not regrout, replace tile, or refinish wood floors, and when a floor is past cleaning we say so plainly. We take real pride in leaving San Marco homes looking cared for. Request a free estimate, call (904) 437-3832, or email [email protected].

FAQ

San Marco tile & grout FAQs

Do you clean tile and grout in San Marco and the Southbank?

Yes. We clean and restore tile and grout in San Marco homes, Southbank condos, and nearby shops and offices, including kitchens, baths, sunrooms, entries, and showers. Call (904) 437-3832 to set up a visit, or read about our Jacksonville tile and grout process.

Can you clean original small mosaic tile without damaging it?

In most cases, yes. We inspect the tile and grout first, use products matched to the surface, and agitate the joints carefully rather than forcing them. If grout is cracked or missing, we point it out before we start so you can decide whether cleaning or a tile setter makes more sense.

Will my grout be one color again after cleaning?

Often it comes much closer. Grout that has been patched or cleaned with different products over the years can still look uneven once it is clean and dry. In that case a tinted grout color sealant can give every line one color, or clear sealing can keep the cleaned grout as it is. See Jacksonville grout sealing.

Do you work in Southbank condo buildings?

Yes. Tell us about elevator reservations, loading areas, parking, and work-hour rules when you book, and we plan the visit around them. A certificate of insurance is available on request for building managers.

Can you clean marble or travertine in a San Marco bath?

Yes. Natural stone needs different chemistry than porcelain or ceramic, so we identify the surface first and keep acidic cleaners off it. See Jacksonville travertine and natural stone cleaning.

How soon can we walk on the floor and use the shower?

We give you specific timing before we leave, because it depends on the tile, the grout, and whether we applied a sealer. Floors can usually take careful foot traffic once they are dry to the touch, and showers that were sealed need a little longer before use.

Do you clean tile in Gainesville too?

Yes. Jacksonville and Gainesville are both home turf for us. See NW Gainesville tile and grout or Gainesville tile and grout cleaning.
