Seal = slow re-soiling (when it fits)

A penetrating sealer on clean, dry cement grout slows how fast oils, coffee, and tracked clay soak in. It does not make the floor stain-proof, and it does not replace mopping or periodic specialty cleaning. Epoxy grout and some factory-sealed products may not need the same treatment; we look first and say so honestly. Sealing is its own step after the clean, not a spray-on shortcut. Right order: clean first, then decide

Sealing dirty joints locks the soil in. We always clean first, let the grout dry, and then discuss sealing when the joints will benefit. A simple home check: put a few drops of water on a grout line near the sink or stove. If it darkens within a minute or two, the sealer has worn thin or was never applied. Between visits: keep sealed grout looking right

Sweep or vacuum grit before you mop, use a neutral floor cleaner instead of harsh or oily products, and change mop water often. Wipe greasy spills near the stove before they sit. Mats at the door catch sand and clay before they grind into the joints. When the water-drop test darkens again years later, it is time to talk about resealing—not to scrub harder with the wrong cleaner.
